What the composition of the 11 projects reveals about the area
Set the 11 projects side by side and one thing becomes clear right away: homes are a minority. Four projects are classrooms and halls, three are business premises, two are spas, and only two are townhouses. You can also compare them with the introduction to hall curtains in Báo Cần Thơ.
Most of the windows we installed here are shared-use windows, opened and closed continuously and exposed to sunlight for nearly the entire day. In that situation, the first criterion is not aesthetics, but how long the curtain system will continue to operate well, who will use it, and how it will be cleaned. Advice like “use double curtains in the living room and blackout curtains in the bedroom” is almost useless here.
Why roller blinds almost completely prevail in classrooms
All three classroom projects use roller blinds, and that is no coincidence. At the preschool classroom using gray roller blinds, we chose a neutral gray tone precisely because the classroom already had too many colors: drawings, decorative flags, and yellow walls. The blind’s job there is to recede, not compete for attention with the art and reading areas.

At the Little Lion preschool classroom, four large windows use one light green roller blind system, with the same chain mechanism and the same lowering height. In a space with young children, that consistency matters more than people might think: every teacher operates them the same way.
Most noteworthy is the upper-floor classroom using cream-colored roller blinds, where the glass doors open directly onto a balcony. We combined two sections on a single blind: cream fabric at the top to block glare, and a light-filtering section at the bottom to preserve the view. Cover everything and the classroom feels stuffy, requiring the lights to be turned on in the daytime; leave it uncovered and the whiteboard becomes glaring. A typical plain roller blind cannot do this.
To be frank about the downside: roller blinds are not a luxurious type of curtain. Their surface is flat, with few details, and looks fairly industrial up close. If you want a warm, soft feeling in the living room, do not choose them just because they are durable.
Bình Tân townhouses: tall, narrow windows and street-facing façades
The two townhouse projects show a recurring type of window: tall and narrow windows, multi-story homes, and front façades facing the street. At the townhouse on Street 19, Bình Trị Đông B, the living room has a coffered gypsum ceiling, light stone flooring, and narrow windows fitted with wrought-iron grilles featuring twisted motifs. For windows like these, indigo-blue fabric curtains with a lining are the right choice: the vertical fabric panels enhance the sense of height without clashing with the already highly detailed ironwork.

But this is also where mistakes are easiest to make. A tall, narrow window means there is almost no wall space on either side to stack the curtains. If you measure only within the window frame, then when the curtains are opened, the fabric will cover the glass and take away what little remaining light there is. The extra width on both sides must be calculated during the measuring stage, not the sewing stage.
At the townhouse on Street 52, the façade is a broad expanse of glass, so we split the problem in two: the upper section uses light pink Roman-style roller blinds to control sunlight, while the side section uses gray vertical blinds to block views from outside. These are two different needs, and one type of curtain rarely handles both well.
The limitation of vertical blinds needs to be stated clearly: they are very difficult to make look good on narrow windows, because vertical slats only look right when the width is sufficient. Put them in a small bedroom window and the result usually feels more like an office than a home. Spas: curtains here are used as walls, not decoration
Both spa projects use curtains to divide the space rather than cover windows. At the spa at Ehome 3, cream-white and earth-brown linen curtains hang from the ceiling on a curved gold-plated stainless-steel frame, dividing the large room into separate treatment booths. One small detail determines their lifespan: the curtain edges are kept off the floor. A room-divider curtain that touches the floor will develop discolored hems after only a few months, exactly where customers lying on the beds can see them.

At Green Nail, the approach is one level more refined: the blue-white sheer layer on the outside provides only light coverage, keeping the reception area bright and inviting from outside, while the dark pink opaque fabric layer actually blocks views into the service area. The track is recessed into the wall, keeping the ceiling clean-looking. But a recessed track is a decision made during the ceiling-finishing stage, not when choosing curtains: if you call us after the ceiling has been completed, the only options left are to accept an exposed track or reopen the ceiling.
Commercial spaces: block the sun first, aesthetics second
All three commercial spaces have large windows facing the street. At the Coffee MARE cafe, a two-story cafe with a grid plaster ceiling and minimalist dark gray-and-black decor, we installed blackout roller blinds covering the entire window gaps with a double pull-cord system. Choosing beige here meant going against the decor palette, and that was intentional: the light-colored fabric kept the cafe from feeling too heavy when the blinds were lowered in the afternoon.
At the Minh Hoàng jewelry store, the two-story space has a central staircase, crystal chandeliers, and stone walls, so caramel-brown fabric roller blinds paired with cream white were chosen to blend into the interior rather than create another focal point. When a space already has many glossy materials, adding another prominent curtain area is overdoing it. You can also refer to the properties of aluminum.

A note for all retail spaces: lowering the blinds means losing the storefront. If the blinds only have two positions, fully closed or fully open, staff will keep them fully closed all afternoon to reduce the heat, and the store will lose its ability to attract passersby. Choose a configuration that can stop at multiple heights.

PVC blinds and motorized roller blinds: good in the right place, wasteful in the wrong one
At the Ngọc Liên club, we installed transparent PVC blinds combined with motorized roller blinds for the large front windows. For a training space, PVC solves exactly the problem it is meant to solve: blocking wind-driven rain and road dust without cutting off the light, while also withstanding frequent cleaning.
Its limitations must be stated clearly: transparent PVC offers no privacy whatsoever, and the plastic surface cannot be called beautiful in a home. When customers ask about using PVC for a condominium balcony or living room, our answer is still no, unless they only need to block rain from a porch or skylight.
Motorized roller blinds are the same: they are worth the money when the window is too high, too wide, or when one person has to control multiple blinds at once, as in this space. For windows that can be reached from the floor, a motor only adds cost, another thing that can break, and the requirement to route power wiring before the walls are finished.

Queen scallop curtains: truly beautiful, but do not automatically bring them into a home
The queen scallop curtain project at Liên Hoa Pagoda’s hall on Street 38A is the most elaborate curtain among the 11 projects: cream fabric edged with antique-gold patterns, symmetrical scalloped folds, and double-layer curtains with a lining. Placed in the hall of a religious institution, it is in the right setting.
The problem is that this curtain style is often mistakenly chosen for family living rooms simply because it looks luxurious. Three drawbacks should be known in advance: the fixed scalloped section at the top takes up part of the window height and cannot be retracted, making a low-ceilinged room feel even lower; multiple layers of fabric and many decorative details mean more dust-collecting surfaces that cannot be quickly removed and washed; and the style is highly demanding of the interior, immediately clashing with modern furniture. A space used for special occasions deserves it, but a daily living space should be reconsidered.
The four mistakes repeated most often in this area
First, choosing based on sample photos instead of sun exposure. The same cream roller blind installed in a high-floor classroom receiving intense sunlight must account for the fabric being constantly exposed to light, while the criteria are completely different when it is installed in an interior room.

Second, ignoring the person who operates them every day. In a classroom, spa, or cafe, just one uncomfortable mechanism is enough for the entire system to be used incorrectly and then fail early.
Third, finalizing the curtains after the ceiling has been closed and the walls painted. The curtain box, recessed track, and electrical outlet for motorized curtains all need to be decided early. Deciding late does not make the curtains more expensive, but it eliminates the best-looking option.
Fourth, equating light-colored fabric with cleanliness. Cream fabric and white linen look very neat when newly installed, but in a street-front home with lots of dust, they require a much more frequent cleaning schedule: a hidden cost few people calculate in advance. The trap of choosing colors out of habit: cream, gray, and ash
Looking at the color palette of the 11 projects, cream, beige, gray, and ash tones appear very frequently. They are safe and easy to coordinate with interiors. But safe does not mean right: in a room with entirely white walls and a white ceiling, adding another gray set of curtains only makes the whole room flat and lacking a visual stopping point. The two townhouses went against this precisely for that reason: one set chose indigo blue, and one chose pale pink paired with gray. That is not a preference for unusual choices, but an acceptance that when a room is already bright enough, the curtains should be a color block with a clear point of view.

Start by asking who uses this window and how many times a day it is opened; the answer immediately eliminates half the options. Next come sun exposure and the periods of glare: if there is glare for only a few hours, a configuration that lowers halfway is much better than a fully covering blind; if there is glare all day, consider dividing the blind into upper and lower sections, as in the high-floor classroom project. Third are the space needed for the blinds to gather and the depth of the curtain box, two factors determined by the existing window conditions rather than by the type of curtain you like.
