High-End Blue Fabric Curtains – Townhouse in Bình Tân, Ho Chi Minh City

This project was carried out at a four- to five-story townhouse on Street No. 19, Bình Trị Đông B, Bình Tân District, featuring luxurious classic interior design. The initial challenge was to cover tall, narrow windows in a way that was both aesthetically pleasing and effective at controlling natural light, while also complementing the building’s distinctive artistic wrought-iron features (golden scrollwork on a black background) and the interior’s square-patterned gypsum ceiling, white granite flooring, and high-end natural wood details.

We selected double-layer fabric curtains (main curtains + lining) in indigo blue combined with cream white, featuring a refined vertical pattern. The reason: blue is a classic color that creates a luxurious accent without competing with the valuable artistic wrought-iron features. The double-layer curtains ensure flexible light control and better insulation. Decorative tiebacks were placed at equal intervals, adding an aesthetic element suited to the space’s classic style.

The installation achieved a high standard: the fabric was tailored to precise measurements, with even, deep pleats; the tiebacks were positioned accurately; and the curtain rod brackets were securely fixed to the ceiling. The fabric has a smooth sheen, while the curtains hang straight and remain stable. After 12 months of use, the curtains have retained their original beauty, with no signs of damage or deterioration. The customer was satisfied with the aesthetic results, light-blocking ability, and durability.

    The gold twisted wrought-iron frame on the façade of the townhouse on Street 19 is a feature meant to be showcased, not covered. Therefore, the curtain system is made in two layers: a cream-white lining that can be drawn open when the iron frame is meant to be visible, and an indigo main layer that is closed only when privacy is needed in the evening. Installing a fully opaque roller blind here would completely obscure that valuable architectural detail.
    The window here is tall but narrow; mounting the track right at the top edge of the frame makes it look even narrower and lower. The solution is to raise the mounting point close to the square-grooved gypsum ceiling and let the fabric extend farther on both sides, so that when open, the fabric rests on the wall rather than covering the glass. This extension ratio is finalized on site with a measuring ruler, not based on a standard figure.
    The recorded installation period was from 01/10/2019 to 01/17/2019. Since the townhouse has four to five floors, the team had to erect scaffolding and move equipment floor by floor, remeasuring each floor because the window dimensions were not the same. The decorative fastener set on the main curtain layer also had to be evenly aligned by hand on each panel, and this took more time than installing the hanging tracks.
    On a glossy granite surface, a curtain edge that touches the floor makes dirt marks visible and obstructs mopping very clearly. At this project, the bottom edge was left with a small gap, enough for the fabric to hang straight without sweeping the floor. If the homeowner prefers a puddled look at the bottom, they must accept washing the curtain hem more frequently and should mention it before the fabric is cut, since it cannot be adjusted afterward.
    The recorded warranty period is 24 months from the handover date of 01/17/2019, covering all three items: the main fabric layer, the lining, and the accompanying accessories. Decorative fasteners that come loose or hanging tracks with loose screw anchors are both covered. Fading after years of direct sun exposure or tearing caused by pets pulling on the fabric is not covered, as this is classified as wear from use.
    The outer indigo layer receives considerably more sunlight than the inner lining, which is precisely why the system was made in two layers. During the day, the cream-white layer is drawn closed to block most direct rays, and the dark color is exposed only after the sunlight has softened. Maintaining this habit helps the color last longer; leaving the dark layer exposed all day will make the sun-facing sections visibly fade before the others.
