Blue Fabric Curtains for a High-End Apartment Living Room in Tân Phú District

This project involved the living room of a high-rise apartment in Tân Phú District, Ho Chi Minh City. The spacious, airy room is located on a high floor with an unobstructed outdoor view, large windows opening onto the balcony, and a high ceiling with a modern gypsum-board design. The apartment owner wanted a curtain solution that would effectively block light while adding an aesthetic accent to the living space.

The main challenge was to find curtains that could provide flexible light control (avoiding glare in the morning while ensuring privacy at night) without diminishing the room’s airy feel. At the same time, the color had to harmonize with the modern interior design, gray-and-white ceiling, and existing blue LED lighting.

We selected dark blue (teal/petrol blue) semi-blackout one-way fabric curtains, combined with a professional track-mounted design featuring straight vertical pleats. The imported fabric has a natural drape and excellent light-blocking capability while retaining a soft appearance. Hand-crafted pleating ensures sharp, even folds across the entire height of the curtains.

Results after installation: The pleats are sharp, with the curtain tops aligned evenly from ceiling to floor, without wrinkles or deviations. Tension is even across the entire width, and the track is securely mounted to the wall structure. The blue color creates a refined accent that pairs perfectly with the modern interior, bringing both elegance and visual comfort. The customer was satisfied with the fabric quality, installation durability, and everyday performance.

    The balcony door is a frequently used passage, so the curtain must be drawn completely to one side and must not block the sliding-door opening. In the Tân Phú apartment, the vertical pleated system runs on a track; pulling it to one side fully clears the passage. Tying it back on both sides looks nice, but every time someone goes out to the balcony, the ties have to be undone. After a few weeks, this becomes inconvenient, and the occupants stop using the ties altogether.
    The one-way fabric has a coating on the side facing the glass, blocking light directly on the fabric itself, so no separate lining is needed. As a result, the curtain is thinner, takes up less recess depth, and still hangs in straight pleats. However, it must be sewn with the correct orientation: if installed backward, the coating faces into the room, reducing its light-blocking effectiveness and causing it to peel more quickly during cleaning.
    The project ran from 17/08/2020 to 20/08/2020. The apartment already had curtain recesses and a level floor, so positioning was quick; the longest part, sewing and pressing the pleats, had already been completed at the workshop before delivery. Three days is a realistic timeframe for an apartment with one glazed façade; if several bedrooms are done at the same time, additional time is added according to the number of curtain sets, not the floor area.
    Many buildings only prohibit drilling into the load-bearing concrete ceiling, not fastening to the wall or to the service box surrounding the window opening. In this apartment, the track was mounted on the wall above the door frame and concealed in the existing drywall recess. Before the measuring appointment, ask building management about drilling regulations and permitted installation hours, as many buildings only allow work during business hours.
    The starting date is the handover date, 20/08/2020—not the order date or the date measuring began—and the warranty recorded for the project is 24 months. During this period, jammed tracks, broken carriers, or unraveling seams will all be serviced. If the homeowner removes the curtains for washing and then reinstalls them incorrectly on the track, any damage caused by that handling is outside the warranty coverage.
    Deep teal absorbs more light than cream, but here it covers only the wall with the window; the other three walls remain white, and the wood-look tiled floor is bright. The high ceiling also keeps the color from weighing down the eye level. If the living room is only around twenty square meters and has a low ceiling, keep the same color family but choose a shade a few levels lighter, or use it only for the inner curtain layer.
