Double-Layer Floor-to-Ceiling Curtains for a La Astoria Apartment, Thu Duc City

The double-layer curtain project at a La Astoria apartment in Thu Duc District is one of Rèm Cửa Thanh Vy’s signature projects in curtain solutions for open-plan, double-height spaces.

The apartment features an open design with floor-to-ceiling glass doors, separating the shared living area (lower floor) from the bedroom (upper floor). The main challenge was balancing three factors: (1) controlling strong morning sunlight to protect the furnishings and create better sleeping conditions upstairs; (2) ensuring privacy on both floors; (3) maintaining an elegant, modern aesthetic.

The solution: double-layer curtains with a sheer upper layer for soft light adjustment and a charcoal gray blackout lower layer that provides optimal coverage and effective temperature control. The charcoal gray color offers privacy while adding an elegant accent that complements the modern interior.

The installation achieved high standards: the curtains span the full height of the glass doors, creating a spacious feel and a perfectly vertical appearance. The fabric folds are even and properly tensioned, with no looseness or twisting. The stainless steel track is sturdy, the fabric is symmetrically stretched, and the gathering is neat. The white trim along the sides provides clear contrast, confirming the precision of the installation.     The glass panel at La Astoria runs continuously across two floors, so there is no intermediate wall section for mounting the track. The hanging point is positioned right against the edge of the upper-floor ceiling, with the fabric dropping in one continuous piece to the lower-floor floor, forming a single panel. Dividing it by floor would reveal a horizontal seam across the glass panel, and looking down from the upper bedroom makes that flaw especially noticeable.
    A long fabric panel concentrates weight on the runners, which is why the project uses a large-gauge stainless steel track instead of a plastic track. Ball-bearing runners keep the pulling force from increasing with the fabric's length. For an even lighter operation, a cord-pull system or motor can be installed, but a power supply must be left ready at the end of the track during measurement; drilling into the wall after completion would be very inconvenient.
    The recorded dates were 09/09/2021 to 11/09/2021. The apartment had only one main glass façade together with one auxiliary roller blind, and all sewing was completed at the workshop according to measurements taken beforehand. On-site, the remaining work involved erecting scaffolding for the double-height space, mounting the track, and hanging the fabric. The time required is not proportional to the floor area but to the number of curtain sets and the difficulty of the hanging points.
    Drilling for the track inevitably creates gypsum dust, but the amount is small and confined to the drilling points. In this apartment, the furniture beneath the glass panel was moved away and covered with tarps before the scaffolding was erected, and the holes were vacuumed immediately after drilling. The main thing to agree on beforehand is where to place the scaffolding, because a double-height space requires continuous clearance from the lower floor all the way to the upper-floor ceiling.
    The charcoal tone works here because it is limited to the glass panel, while the rest of the apartment remains bright and the ceiling extends over two floors. The white trim running along the curtain edges also breaks up the dark color block. In an apartment with a low ceiling and only a small window, the same tone would make the room feel heavy, so the outer layer should be shifted to light gray while keeping the lining dark.
    The warranty period is 24 months from the handover date of 11/09/2021. Because the curtains are hung high, the components most likely to develop issues are the runners and the track fastenings under long-term load; both are covered, along with the stitching and accessories. When an inspection is needed, the team brings scaffolding rather than having the homeowner climb up, so report the issue early instead of removing anything yourself before calling.
